Cultivate MA Company Profile

Cultivate Holdings, LLC (“Cultivate”) was a Massachusetts-based cannabis company headquartered in Uxbridge. Founded by local entrepreneurs, including members of the Barber and Lally families, the company was established to operate large-scale cultivation and manufacturing assets within the Commonwealth. Cultivate focused on producing locally grown cannabis products for the Massachusetts medical and adult-use markets.

Mission & Positioning

Cultivate positioned itself as a premium, Massachusetts-rooted cannabis operator committed to quality, compliance, and local economic participation. The company emphasized operational excellence, scalable infrastructure, and social equity participation within its ownership structure. Its mission centered on delivering consistent, high-quality cannabis products while contributing positively to the state’s regulated cannabis ecosystem.

Operations & Facility

Cultivate operated a major indoor cultivation and processing complex at 100 Campanelli Drive in Uxbridge, located within the Campanelli Business Park. The facility included tens of thousands of square feet of automated cultivation space supported by an adjacent production house for extraction and product manufacturing. Cultivate held multiple Massachusetts licenses, including Tier-5 indoor cultivation and product manufacturing in Uxbridge, as well as Tier-2 indoor cultivation and retail licenses in Leicester. The company also operated or partnered in retail dispensaries in surrounding communities, supporting a vertically integrated operating model.

Products & Market

Cultivate supplied premium, locally produced cannabis flower and manufactured products to the Massachusetts market. Its vertically aligned operations allowed the company to serve both medical patients and adult-use consumers through owned and partner dispensaries, including locations such as Framingham. By leveraging its 74,000+ square foot facility and advanced production capabilities, Cultivate aimed to deliver consistent quality at scale while maintaining strong regional brand recognition.

Creso Labs Inc. MSO Aquisition

Cresco Labs Inc., a vertically integrated multistate operator and a U.S. wholesaler of branded cannabis product acquired Cultivate in 2021.

Key Acquisition Highlights included:

  • Approximately 42,000 square feet of active flowering canopy, bringing combined canopy in-state to approximately 64,000 square feet. The transaction also included space available to further expand cultivation capacity.
  • Three operational dispensaries located in Leicester, Framingham and Worcester, bringing combined retail storefronts in-state to four. Concurrent with closing, the company’s Fall River retail location has transitioned to medical sales only.
  • Greater operating platform to pursue market share growth in the largest adult-use cannabis market in the northeast. The Massachusetts’ market structure offers a unique opportunity to wholesalers given limited cultivation licenses, robust pricing, and abundant retail stores throughout the state.

What Clients Say About Catalyst BC

Operational Optimization & Acquisition Readiness: Cultivate MA

Catalyst BC was engaged by Cultivate MA during a critical pre-acquisition window to support operational optimization across the company’s cultivation, wholesale, and retail divisions. The mandate was clear: improve operational performance and help the organization meet or exceed the key performance indicators defined within the company’s earn-out agreement ahead of its acquisition by Cresco Labs.

Over a focused ten-month engagement, Catalyst BC worked directly alongside executive leadership and facility teams to stabilize operations, improve production performance, and prepare the organization for successful integration into a larger multi-state operator.

Cultivation Commissioning & Production Optimization

During the engagement, Cultivate was simultaneously expanding its production footprint. Catalyst BC supported the commissioning and operational ramp-up of a one-acre commercial greenhouse in addition to ongoing optimization of the company’s indoor cultivation facility. Our work included:

  • Commissioning and startup support for a one-acre commercial greenhouse cultivation facility
  • Operational optimization of the existing indoor cultivation operation
  • Environmental and irrigation strategy refinement to improve crop consistency
  • Yield optimization through improved canopy management, cultivation workflows, and crop steering strategies
  • Development of operational procedures to support scalable production

These efforts helped stabilize cultivation performance while increasing the overall production capacity of the organization.

Cross-Functional Operational Performance

Beyond cultivation, Catalyst BC provided advisory support across multiple areas of the business to ensure performance improvements translated throughout the company’s value chain. This included:

  • Operational advisory for wholesale production planning and product throughput
  • Post-harvest workflow optimization to support increased cultivation output
  • Retail performance support to align product availability with demand
  • Cross-department operational coordination to improve overall organizational efficiency

By addressing the full operational lifecycle, Cultivate was able to strengthen internal performance metrics during the acquisition preparation period.

Earn-Out KPI Achievement & Exit Outcome

Throughout the engagement, Catalyst BC worked closely with leadership to monitor and improve the key performance indicators tied to the company’s earn-out structure.

Operational improvements across cultivation, production throughput, and retail performance enabled Cultivate to successfully meet the performance thresholds required within the acquisition agreement. As a result, Cultivate achieved 100% of the earn-out tied to its acquisition by Cresco Labs, representing the successful completion of the operational performance objectives established at the start of the engagement.
